Picturesque Pension in the heart of Zell am See with charming view to the lake and only few minutes from the ski lift. Income of 5-6% per year.

Zell am See is the capital city of the Zell am See district in the Austrian state of Salzburg. The city has about 10,000 inhabitants. Zell am See is a tourist destination and a transportation hub for the region.

The valley of Zell is a corridor in the middle of the Austrian Alps between the Saalach and the Salzach rivers. The lake is the 68-metre (223 ft) deep Lake Zell, with Zell am Sees "Altstadt" (or Old Town) in the west, and with the villages of Thumersbach to the east, Erlberg to the southeast, and Schüttdorf directly to the south. Zell am Zee is approximately 100 kilometres to the east of Innsbruck and 30 kilometers the north of Großglockner.

It is the most important holiday destination in all of Austria - and one of the friendliest for families in all of Europe, too: since 1966, the two communities have been known under the name of Zell am See-Kaprun and have been a byword for perfect holiday fun. Guests from all over the world throng in the heart of Pinzgau year after year.

About 138 kilometres of pistes and a unique offer of activities away from the trails make the region so interesting. The local mountains of Kitzsteinhorn and Schmittenhöhe are ideal for descending down into the valley on superb powder snow. As early as in October, skiers and snowboarders start into their snow-white season. At the foot of the mountains, visitors can choose from uncountable relaxing leisure activities like, for example, cross-country skiing, tobogganing, and hiking.

Today Zell am See-Kaprun is one of the most popular holiday destinations in Europe. It is hard to believe that the two neighbouring communities started off quite small: Zell am See served as an up-and-coming market place, while Kaprun became rather well-known as a mountain guide village at the beginning of the 20th century. Since then, the region has been developing its offers continuously. It is not least for the many different events from sports to music that visitors flock to the heart of Pinzgau.
